I own the geo:

Colorado-Springs.com

It was first registered back in Feb 1997, and was an official government site until 2000, which is probably why it has 270 inbound links (Yahoo siteexplorer), and a current PR of 4.

Sub pages, such as 'Restaurants' have a PR of 3.



The city has a pop of 420,000, and the metropolitan area has an population of approx 630,000.

On Google.co.uk, if you search for Colodaro Springs it appears on page 1 - just. However for one of the top 50 largest cities in the US - page 1 is a good start!

I'm looking to sell, and was wondering whether to get a new site put up on it first, or just sell it as it is?

I would get in touch with the people who own Edinburgh.com (amongst others) - I think they have serious cash (although don't judge them from the site that's on it...); they have paid good money in the past and understand the value of geo's.

no need to put up anything new on the site - people will be buying for the potential rather than the code.

If it was me, I would try and sell as is to begin with. People that understand geos should understand the potential.

You'd move it to a US based host.

someone like Godaddy (put it on their resellers market) - play dumb - and see what happens

Hmm, I am unsure but might be better to approach a US domainer, not a UK geo domainer.

At the moment I would improve the site on it and make sure you get a US server. Getting #1 should be pretty easy with all those tasty links (edu etc) and that will increase the value a lot.

I would say, a nice tidy site on it with everything you would expect, maybe: http://demo.woothemes.com/cityguide/

Get it number 1, get some lovely stats images and place it on flippa. :D
 
I do love Acorndomains. Heartfelt advice that is freely given. There aren't so many online communities that provide that anymore.
 
build it

Host on US site

Do keyword research for all the main terms related to Colardo Springs

Create a page for all of them

Link all main pages from front page with anchor text to deep pages

Leave for a few months and see what traffic you get and what you rank for. Then decide who maybe a better buyer.

I'm probably going to pop it up on DN asap, and will see what offers I get. Ideally looking for high $x,xxx, so mid £x,xxx.

If no joy, then I'll develop the site a bit and then try again!

Coincidently was it our new member from Colorado that brought it ?
