Wanted: Domain Appraisal Poker Related

Bit of a strange one have a poker related portal that I need to redevelop or move on unsure on how to come up with a valuation.

The domain in question is a 4 word .com PR2, approx. 450 uniques per month

It's earned approx. £2000 this year previous years it been slightly higher

The main problem is anyone who purchased the site would have to put in their own affiliate links and build up their own player base so no income right away.

Without the name then its hard to say also the usa poker market is taking a hammering atm Although HR2267 bill being passed could change that.? …But as a 4 word that someone would have to develop, get there own players base, affiliate etc cant see you would sell it… They might as well just reg something new...?

There has been some promising signs regarding the us market and the traffic the site does get is mostly European.
I guess The main selling point would be the fact it already on the first page of the big G for a 8k and a 4k global search term in very competitive market.
with regular updates it would probably rank number again for the 4k term.
