I don't know about the London one but Hunters Bar in Sheffield is basically a roundabout, so going by that I'd say it has very limited value.

ye in terms of sheffield, people use it in terms of the roundabout and houses around there, in terms of shops/businesses people refer to the ones around that as being on ecclesall road really so not too sure on the value of this i'm afraid.

You could develop a small site for the area around Hunters Bar. Ecclesall Rd (obviously plenty of nightlife, restaurants, shops etc) and Endcliffe Park.

Could sell for low £xxx sometime in the future.
