Can you please elaborate on why 100k+ would have been easy.

Personally I think it was a very good price for a speculative asset with limited application. Seller could have gone hard for 100k+ and lost the sale. Sure if your prepared to wait it out another 10 years for the dream offer then fair play.. or see it on DL hidden gems.. I know what i'd rather have.
