i's around 8000 searches on google key word exact match local monthly, however the keywords are long 3 words + contains digits, would I go for it, the comeptition is low, do you think that there is a reason why they've been left ? cheers

Doesn't sound like it's going to be a good quality domain simply from the fact it has three words and numbers too, but for reference you may want to think about:

• What extension is the available domain?
• How are you judging the competition to be low?
• Can money be made from it?
• Does the term include a potential trade mark?

That's really the be and end all. However of course it's possible to stumble on a niche without realising it's value which is part of the domain valuing game.

If you don't have skills in domain development or access to them then stick to the basics.
